Granite Countertops Care and Maintenance

Daily Maintenance of Granite Countertops

– Clean the countertop with warm water and a few drops of dish washing detergent or antibacterial detergent using a soft cloth.
– Rinse the surface thoroughly with clean water and dry with a soft cloth.
– Keep the stone surface clean.

Heavy Duty / Stain Removal Cleaning of Granite Countertops

– Use a heavy-duty stone degreaser to effectively remove dirt, grease, and grime. These products are concentrated and designed to deep clean without damaging the stone. It’s important to follow manufactures instructions carefully.
– Stone poultice is a fine, non-acid, absorptive clay cleaning powder that removes deep-set oil stains, grease and light cement grout haze from polished and unpolished natural stone. The poultice may dull the shine of the polished stone. If this occurs, you will need to use a marble polish to restore the natural shine.

Avoid Prolonged Exposure to Extreme Temperatures

– Extreme or constant temperature changes may harm the countertop. Avoid leaving hot pans sitting on the counter for long periods of time.

Avoid Cutting Directly on the Countertop

– While granite countertops are highly scratch-resistant, do not cut on it directly; use a cutting board.
– Use mats under objects that can scratch the surface.

Sealing the Granite Countertop

– The sealer should last ten to fifteen years and be of an oleophobic (oil resistant) type. Once properly sealed, the stone will be more resistant.
– Be sure to refer to the specific manufacturer’s instructions.
– Make sure your work area is well ventilated before proceeding to seal the countertop.
– Clean the surface thoroughly.
– Allow the stone to dry for several hours.
– Pour the sealer on the surface. Spread the sealer over the countertop with a paper towel, foam brush or rag. Allow the sealer to sit 5 to 10 minutes; if the sealer is completely absorbed in 5 minutes, add more. After 5 to 10 minutes, blot any remaining sealer.
– Buff the stone dry with a clean terry cloth and let dry for 12 hours before use.

Roll Screen Material: Fiberglass v Aluminum

Fiberglass window screen mesh is a flexible, economical and easy to install screening. Fiberglass screens do not crease, dent or unravel. It is the most common window and door screening for new construction and replacement window screens. Charcoal color is the most popular as it has the best outward visibility. Fiberglass, however, does not hold up well to heavy storms and winds.

Aluminum wire window screen mesh is a strong and durable storm and insect screening that resists rust and will not sag. A protective finish prevents corrosion and strengthens the weave. Charcoal and black aluminum screen finishes reduce glare for greater outward visibility. The screen mesh comes in a variety of different colors.

Windstorm Insurance Premium Discount / Mitigation Credits: Opening Protection

Attaching shutters to all windows in a structure can greatly reduce potential loss and damage due to hurricanes and windstorms. The effect of wind‐blown water leaking inside is reduced, as well as the possibility of an interior breach due to debris striking the windows. Hurricane shutters can be broadly classified as “non‐engineered” or “engineered.” Non‐engineered shutters are made to inconsistent specifications. Engineered shutters are designed in accordance with specific testing requirements. Use of impact resistant windows should provide a similar reduction in vulnerability as the use of engineered shutters. Impact resistant windows specifically refer to glass assemblies that have passed the requirements of the International Building Code (IBC) or International Residential Code (IRC) such as ASTM E1996 or ASTM E1886.

As an experienced and licensed general contractor in the state of Florida, we are qualified to work with you and your windstorm insurance company to assist with Windstorm Insurance Mitigation Credits and Premium Discounts in Miami-Dade County. Those who meet the basic requirements to work with you on issues related to construction codes and insurance mitigation credits are state of Florida certified:

Best Miami Retractable Awnings: Motorized, Manual, Deck or Window

By |

Retractable AwningHMG, based near Miami, Miami-Dade County, Florida, provides quality motorized and manual retractable awnings for decks and windows. Our retractable awnings (motorized or manual) increase function and add value to any residential or commercial building. With a retractable awning from us, you can control both natural and artificial lighting. Enjoy your outdoor deck or patio more than ever with the convenience of total shade and lighting control. Extend or retract your retractable awning with the turn of a handle (manual) or push of a button (motorized) – it’s that simple.

Best Miami Manual or Motorized Retractable Awnings for a Deck, Window or Patio

Our strong, streamlined designs eliminate the need for support poles, so our retractable awnings block the Sun or light rain, but not your view. We offer complete customization so that each retractable awning is made to the unique needs and style of each owner. Our retractable awnings don’t just add beauty and space to your deck, window or patio, they also add equity and value – your covered outdoor space beautifies your living area and increases patio and deck space. Frame your window, patio or deck with the best quality manual or motorized retractable awnings.

Control Room Lighting, Protect Furniture and Save on Utility Costs

Unlike permanent patio awnings and screen enclosures, retractable awnings can be drawn back during hurricanes and storms and brought out during bright sunny days. This protects your awning as it adjusts the amount of light that shines through your window. The Sun’s UV radiation can severely damage and fade furniture, carpet, upholstery, drapes and flooring. You can protect your valuable interior furnishings and prolong their life with a retractable awning. Attached and fully adjustable LED lights provide cost-effective shading and lighting. Retractable awnings help lower energy costs year-round. On warm days, extend your awning to block the Sun from entering your home. Shading your interior will naturally cool your home and reduce air conditioning costs up to 25%. On cold days, you can retract your window awning, allowing the Sun to help heat your home. Your awning can be retracted, eliminating the need for expensive awning removal and re-installation which are necessary for permanent-frame awnings during stormy weather.

Miami FL Interior Roller & Window Blinds & Shades

By |

Interior Roller Blinds & Solar Shades

Interior Roller Window BlindsInterior Roller Blinds & Solar Shades for window coverings are easy to operate, affordable and available in a large variety of colors and fabrics. Blinds & shades defend your home’s interior against solar glare and harmful UV rays while maintaining your view of the outside. They also provide a stylish way to keep your rooms cool and comfortable.

We have a selection of numerous combinations of materials (solar screen, translucent, opaque), color, pattern and texture. Reduce window glare, solar heating, and strong wind damage with Interior Roller & Window Blinds & Shades. They are popular for their high level of user control, privacy, aesthetics, and comfort.

Many adjustable window attachments can be automated: shades, screens, shutters and blinds. Automation includes motors, sensors, controls and timers. Both controls and power can be wireless, the former using radio frequency technology and the latter using battery technologies. Today’s window attachment motors and batteries are typically concealed and protected in the roller tubes of the attachment and operation of the newer motors is approaching “noiseless” operation.

Window Attachments Power

There are three options for powering motorized attachments: battery (direct current or DC), outlet (may be DC or alternating current— AC), and inwall (AC). Battery power has the advantage of being wireless and not involving an electrician, but it is better suited to smaller or lighter window attachments. Outlet power is convenient because an electrician does not need to wire the attachment. In new construction, outlets can be concealed along the margin of the window or more typically up at the top of the window behind a valence or the head cassette of the attachment. Inwall power is AC house wiring direct to the motorized window attachment. Inwall power is best accomplished when wall cavities are open, during construction or major renovation. AC motors are well-suited to heavy lifting and can even service multiple window attachments.

Motorized Window Coverings Controls

When motorized window coverings are controlled by sensors, timers, or programs, the system is automated. Controls for motorized attachments can be either individual or grouped. Options include everything from battery-powered, hand-held remote control to mesh network, smart phone app-driven systems to full integration with a home’s automation system. Programmable operation can be based on light intensity or temperature. Wind sensors can be included in exterior window attachment systems, which will then automatically retract when high winds threaten exterior attachments. Manufacturers of window attachment automation systems give detailed guidance on all the options and specifications for motors, power sources, and controls based on the type and size of window attachments.

Thermal Performance

Each adjustable window attachment’s thermal performance can be improved by optimal operation. Studies have shown significant improvement in both the thermal performance of adjustable window attachment operation as well as reduced lighting energy consumption when automation is employed. Savings can be achieved both from remote handheld user operation of motorized attachments and from automated operation employing sensor-activated window attachments.

Hurricane Andrew

Hurricane Andrew FloridaHurricane Andrew was, at the time of its occurrence in August 1992, the costliest hurricane in United States history. The first hurricane of the 1992 Atlantic hurricane season, Andrew originated from a tropical wave over the central Atlantic. After turning westward, Hurricane Andrew entered a stage of rapid intensification, strengthening into a Category 5 hurricane near the Bahamas on August 23. It briefly weakened to a Category 4 hurricane over the island nation, but regained Category 5 intensity on August 24 before making landfall on Elliott Key and later in Homestead. Several hours later, the hurricane emerged into the Gulf of Mexico at Category 4 strength as it curved toward the Gulf Coast of the United States. As a Category 3 hurricane, Andrew moved ashore near Morgan City, Louisiana. In the Bahamas, Hurricane Andrew brought high tides, hurricane force winds, and tornadoes, which caused considerable damage. At least 800 houses were destroyed and there was substantial damage to the transport, communications, water, sanitation, agriculture, and fishing sectors. Overall, Hurricane Andrew caused four deaths and $250 million (1992 USD) in damage in the Bahamas. Throughout the southern portions of Florida, Hurricane Andrew brought very high winds; a wind gust of 177 mph (282 km/h) was reported at a house in Perrine. High winds caused catastrophic damage in Florida, especially in Miami-Dade County. In Miami-Dade County alone, damage was estimated at $25 billion (1992 USD) and 40 fatalities. Additionally, rainfall in Florida was substantial, peaking at 13.98 in (355 mm) in western Miami-Dade County.

Garage Door Installation / Replacement Safety Tips

1) Replace Old Springs. Your garage door’s springs are arguably the most important and most dangerous part of your door. Springs wear out. When they break, injury can result. If you have an older garage door, have your springs inspected by a professional technician and replaced if needed. If your door has two springs, replace both, even if one is not broken. This will not only prevent any damage caused by the breaking of the second spring, but also keep your door working efficiently.

2) Check Your Cables. Visually inspect the cables that attach the spring system to the bottom brackets on both sides of the door. If these cables are frayed or worn, they are in danger of breaking, which can cause injury. Due to the dangers associated with high spring tension, these cables should be replaced only by a trained technician.

3) Squeaky Springs? Springs can squeak and be noisy. This is caused by normal use and does not necessarily indicate a problem. Before calling a professional service technician, use a spray-on lubricant (recommended especially for garage doors). If the noise persists, call a professional garage door installer for service.

4) A Do-It-Yourselfer, Eh? Installing a garage door can be very dangerous and is not recommended for a novice. DASMA recommends that trained door systems technicians install garage doors. If you attempt the installation by yourself, be sure to follow the manufacturer’s installation instructions carefully.

5) Safety Cables. If your garage door has extension springs, you need a safety cable that runs through the spring and secures to the wall or ceiling at each end. When your garage door is down, extension springs are under high tension. If the spring breaks, it may cause injury. A safety cable can keep that broken spring contained. If you have extension springs but do not have a safety cable, call your local dealer for a safety inspection.

6) Struggling Door? If your door does not go up and down smoothly, you may have an unsafe condition. Even older door systems should operate smoothly. If the awkward operation continues when the door is manually operated, you may have a spring system that is out of balance. This can cause premature wear and tear on other important door components. Spring systems are dangerous and should be repaired only by trained professionals.

7) Watch Your Fingers! Every year, many unsuspecting homeowners injure their fingers by placing them between the door sections to pull down on the door. According to DASMA Standard 116, if your door lacks pinch-resistant joints, you should have lift handles or suitable gripping points on the inside and outside of the door. Even if your door has an opener, the door must occasionally be operated manually. Never place your fingers between the door sections. If you manually open or close the door, use the handles or the safe gripping points!

8) Tamper Resistant Brackets. Since the bottom brackets on a garage door are connected to the door’s springs, these brackets are under extreme tension. They should be adjusted or loosened only by a trained door systems technician. Many manufacturers now include tamper resistant hardware that prevents loosening of the brackets by a novice.

9) Use the Old Track? When buying a replacement garage door, some homeowners are tempted to save a few dollars by putting the new door on the old track. However, your old track may not fit with your new door, depending on the thickness of your sections, the weight of the door, the headroom required, the location of the garage door opener, and other considerations. The track and sections work together as a system. For maximum performance and long life, you should use the track that is designed for your specific door.

10) Regular Service. Your garage door is probably the largest moving part in your home and is typically used every day. Over time, parts can wear out and break, creating potential safety problems. Although you should provide monthly safety checks and maintenance to your garage door system, an annual visit from a trained door systems technician can keep your door operating safely and smoothly for a long time.

11) Man the Manual. Keep the owner’s manuals for your door and opener hanging near the door for easy reference. Every model of door and opener has specific safety instructions unique to that model. Where is your manual?

Miami Hurricane High Impact Doors

Types of Hurricane Impact Doors
– Miami Entry Doors
– Miami Exterior Doors
– Miami French Doors
– Miami Front Doors
– Miami Garage Doors
– Miami Glass Doors
– Miami Patio Doors
– Miami Sliding Glass Doors
– Miami Traffic Doors

When choosing a replacement hurricane entry or patio door, you have more than a few options and prices to choose from. First and foremost, it’s always important to have a budget in mind when going into a project like this as materials tend to vary. Hurricane impact doors can range from your standard $300-400 steel solid core models sold at Home Depot to the high-end semi and fully custom wood doors as much as $25,000. There are a number of quality reasonably priced options in between.

Materials To Choose From:
– Steel
– Fiberglass
– Aluminum
– Wood

Material costs increase in the order listed above with wood doors being your most expensive and a steel door being the lowest. For the majority of South Florida homes, either a fiberglass or aluminum door would make the most sense, which offer the most value.

Hardware:
In most cases, the cost of the door does not include a lock, or even hinges. These are all custom options. Hurricane Management Group suggests a 3-point locking system for any entry door. This offers the highest level of security and strength.

Colors:
Impact doors can come in nearly any color. There are exceptionally nice options for both fiberglass and aluminum doors that give your entry the wood appearance you may be looking for at a reduced cost.

Glass or No Glass:
This is a great question. USUALLY, the more glass in an entry door generally means higher costs. This is not true. There are some great cost effective options using either steel, fiberglass or aluminum.

Miami Hurricane High Impact Windows

What is Impact Glass:
Impact glass is also called monolithic or laminated glass. What impact glass offers is increased strength and rigidity after breakage from impact compared to your standard window or even tempered or heat strengthened glass. This glass is comprised of two pieces of heat strengthened glass with a thin plastic inner layer mounted in a super strong frame much like your windshield is made in your car only much thicker and much stronger. Insulated impact glass is actually three pieces of glass in a single frame. It has the standard two pieces of glass filled with a plastic inner layer but it also has about a 1/4″-1/2″ void between it and a third piece of heat strengthened glass that is usually filled with Argon Gas.

Impact Glass Low E Impact Sideview
Standard Impact Glass              Insulated Impact Glass

Impact Glass Provides:
– Storm protection
– 24/7 security Noise reduction
– Climate control
– Energy efficiency

Miami Impact Skylights

Following the devastation of Hurricane Andrew in 1992, South Florida officials adopted the first mandatory glazing impact standards in the United States. In order for skylights, windows or glass doors to be installed in these “Wind-Borne Debris Area” zones, they must meet the stringent impact test requirement provisions. Those in affected areas should consider code-compliant skylights for more than just safety. They can be a cost-effective choice for bringing better natural lighting and additional ventilation into buildings, particularly where building codes may limit the use of traditional windows. Impact skylights designed to meet the latest building code requirements in all areas are readily available.

Miami Impact Windows, Doors and Skylights Services

We have built strong professional relationships with windows, doors, skylights and shutters manufacturers. This allows us to provide quality products at lower prices than our competition.

We can help you minimize damage related to hurricanes by the installation of:
• Hurricane Impact Windows and Doors
